For the cost I had expected a gym/swimming pool, both not at the hotel. You can use another hotels facilities for a £15 fee. I did not need more convincing not to bother and put weight on whilst there especially with the big breakfasts. Scottish full breakfast was a must and good start to my busy day. It is quieter than the main road but did hear some cars and heavey vehicles in the night, and late night drinkers- the location explains this. However the location is a postitve in the main- close to shops, restaurants- an excellent Vegetarian close by- "Susie`s". 10 hill place made my visit to Edinburgh University more pleasant. Will consider a revisit if I do not require swimming pool etc.

Nice hotel, friendly and attentive staff giving good service. Convenient for city centre and most attractions. Food limited (porridge disgusting!) and £10 per night for car parking a bit expensive.

This was our first stay at this hotel and we will certainly be going back. The staff were very courteous, helpful and friendly. Lunch was beautifully presented and the sandwich platters would have fed two or three people. The rooms were spotless, roomy and very comfortable.

Handy location for exploring Edinburgh. Well served by local buses and walkable from Edinburgh Waverley Station. Modern, very clean and spacious accommodation in a quiet street at a good price. Light and airy rooms. Staff very helpful. Excellent full breakfast to set you up for the day. A complimentary newspaper would have been appreciated!

In a good position within easy walking distance of the Royal Mile. Clean well-decorated rooms in a modern style. We were unfortunate that the boiler was down so that we arrived to a cold shower but the full breakfast the next morning made up for that.

The staff were friendly, the room was clean and very functional and the food was good. I would certainly stay again.

I always book a hotel that offers "breakfast included", and Ten Hill Place had a fantastic breakfast, which consisted of the Continental Style and (my favourite) Full Scottish Breakfast. You could help yourself to as mucj cooked food as you wanted as well as unlimited Toast, Fruit Juice and Coffee. The room was much bigger than expected, the bathroom was large too. Everywhere was clean and the lifts were very handy and very quick. I find it hard to pick a negative. The location was perfect and quiet and 15 mins from Waverley Station. All good bars and restaurants were nearby. Top Class hotel at a very reasonable price.

The room was very well furnished and I would say well above average for this price range. You can also request breakfast in your room (including a hot bacon roll etc) at no extra cost. We were given a ground floor which was nearest to the bar/restaurant so sufferred some noise in the morning. We parked away from the hotel at a car park that offered a reduced rate but then had to walk to hotel (5 mins). A little out of the centre with the Grass Market 10 mins walk from hotel. I would give it 7 out of 10.

Thoroughly enjoyed our stay at this hotel. Superb location for what we wanted to do, with a couple of nice restaurants near. Staff were also very friendly and helpful.

Really enjoyed our short stay here - would recommend it as a place to stay in Edinburgh. The rooms are smart and spaceous, the staff were very helpful and it is v close to the centre of Edinburgh so handy for all the big tourist attractions especially the castle. Be early for breakfast though as small area and it can get busy in the latter part of the breakfast time - cracking breakfast though.

A really great, modern hotel that is as good as the photos suggest. A very convenient location near to the Royal Mile and Waverly Station yet tucked away in a quiet, secluded square. Staff were excellent and most helpful. Room was very nicely furnished and the bathroom spacious and well appointed. Breakfasts were excellent. The bar menu looked great and very reasonably priced although we didn`t eat in the hotel during the day. The prices of drinks at the very smart little bar were a very pleasant surprise I must say! Great value. I`ve stayed in many city centre hotels but 10 Hill Place is up there with the best - a strong 9 out of 10 I would say. If I had to find a `fault` there was in my opinion, insufficient toiletries (for two guests) in the bathroom. A very minor quibble easily resolved with a word at the reception desk. Very nice toiletries they were too!

Checked in early and reception very helpful. The room was small and parts of it not clean. I phoned reception and they moved us immediately and brought us a bottle of complimentary wine. The staff were very friendly, apologetic and helpful. Bed comfortable and facilities in the room of a good quality. Excellent breakfast - lots of choice and all freshly cooked. Buses are great in Edi and there is a good service from Princes street although only a ten minute walk up from the centre.

Fantastic hotel, great location, rooms not huge but beautifully decorated, staff very friendly. Breakfast was lovely, not a big dining room and we went at the busy period of 10am, so the staff phoned our room when our table was ready after only 5-10min wait, so excellent service (you are pre-warned that this is a busy period). All and all, we loved this hotel and will definately be back.

Ten Hill Place is a stylish, modern, clean and comfortable hotel in Edinburgh`s South Side, very close to the University and theatres.

Good location, clean, reasonably quiet. Free broadband by cable but no wireless. Air conditioning/heating awful, breakfast average only. A bit noisy occasionally from street - double glazing might be helpful

Although we had no view from our room it didn`t matter. After a day out in the City we just wanted to relax and put our feet up before dinner. This is a lovely hotel. Friendly, spotlessly clean, lovely breakfaxt - very boutique! In spite of its back street location it was actually very well situated just far enough away from the Royal Mile to be that bit quieter but within easy walking distance of everything and only about 20 mins walk from the station.

hotel was excellent in every aspect. breakfast was very good with wide range. they also recommend restaurants which we tried two of them and they were`superb. staff very friendly and nothing was too much trouble for them.

only gripe would be the chaotic breakfast-more staff required.

Thoroughly enjoyed our stay in the very modern and fresh hotel. 2 wee probs...we had requested an alarm call and did not receive one...luckily we woke up in time for breakfast...however as it happened there was no rush anyhow as we had to wait on a table! However, all staff were lovely, breakfast fantastic and the hotel spotless!

We came to stay here only one night and would definately make a return visit. The staff were friendly and helpful, the room was lovely and the bed was very comfortable. We had breakfast and although we had to wait as were late down we still got plenty of hot food and a great choice. The location is at the top end of the town on the hill and near to the tourist places. We were helped in finding places and given a map to help us navigate. I hope to come back and visit again soon.

The hotel is in an ideal location with warm and friendly staff. The rooms are on a very high standard and everything is clean and new looking. Be aware that there is parking but it is £10 a day and it is something that is not mentioned when booking through this site. Fortunately the fee was waviered as we were not aware of it and we were only staying one night. We are definately going to stay there again and considering the 50% discount from this site it make you stay more the merrier.

I stayed here for my hen weekend with a group of 18 very fussy and particular hens! We all agreed this is a fantastic hotel and very good value for money. Boutique decor, excellent bathrooms, very reasonable bar prices and a superb breakfast. What more could you want!
